Field

Description

Lot Number

is used to enter the numeric code that you will assign to each lot. It can have two decimal places i.e. 1.12 and must be unique within each company, estate & stage.

Volume

is used to enter the volume information of your lot from your title document. Enter the Volume and press the Tab key.

Folio

 is used to enter Folio information of your lot from your title document. This field is not mandatory. Leave the field blank and press the Tab key.

Parish

is used to enter details of the Parish the land resides in. This field is not mandatory. Leave the field blank and press the Tab key.

County

 is used to enter details of the County the land resides in. This field is not mandatory. Leave the field blank and press the Tab key.

Zoning

 is used to enter details of the local authority Zoning of the land, ie. Residential A, B , Rural A, B etc. Enter a value of Residential and press the Tab key.

Section Number

is used to allocate your lots to section and is also used to record the section number of the lot. i.e. Lot 2/Section 1. This field is not mandatory but will appear on several reports as a definition of the lot. It is the lot number that uniquely identifies the lot within the Estate and Stage. Enter a numerical value and press the Tab key.

Lot Name

field is used to enter the name of your lot in this field. In a lot of cases this would be the lot number again, unless you wish use the field to implement your own reporting field. Enter the value you entered in the Lot Number field and press the Tab key.

Sub Stage

has no validations and has been included to maximise your reporting functionality. This sub stage is only available on windows as information and if required on reports will need to be linked using an external report writer. Leave the field blank and press the Tab key.

Registered Plan #

information of your lot from your title document. This field is not mandatory. Leave the field blank and press the Tab key.

Deed Held

 is used to represent the physical location of your deed document. This could be at your offices, at the local authority or title offices. This field is not mandatory. Leave the field blank and press the Tab key.

Title Held

is used to represent the physical location of your title document. This could be at your offices, at the local authority or title offices. This field is not mandatory. Leave the field blank and press the Tab key.

Area

 is used to enter the physical Area of this lot i.e. 800M². This field is used when calculating the land purchase price cost of sales, when this option has been activated by the Estate Maintenance function. The sales process will  apply the calculation to this area to come up with a Land Cost of Sales figure that will be applied on top of the normal Cost Of Sales Percentage (Cost of Sales Percentage) or Management Fee rules.

Land Type

this group box allows you to choose either Freehold or Leasehold definition for the lot. This will be printed on stock and sales reports to show you the status of the ownership of your stock holding. Select the Freehold RADIO_BUTTON radio button.

Street

 Enter a Street number and name and press the Tab key.

Town

 is used to enter details of the town that the lot resides in.

Easement

 is used to enter details of any easements running through, alongside or over the lot. An easement is a right, such as a right of way, afforded a person to make limited use of another's real property. Leave the Easement field blank and press the Tab key.

A.R.S

is used to enter details if any encumbrances (a lien or claim on property) exist over the lot then you can recognise then at this point.

Local Auth (Authority)

this pick list is used to select a Local Authority to place the Lot in. Select a value from the list by selecting the dropdown DROP_DOWN_ARROW arrow. Press the Tab key.

Status

radio buttons used to indicate the status of the Stage. Leave the defaulted value of Current and press the Tab key.

Dwelling Units

 is used to enter how many actual houses, townhouses, units etc that may exist on a multi improvement lot. Leave the field blank and press the Tab key.

Type

pick list is used to specify the Stock Types that may be used to define different types of developments i.e. a commercial site within a commercial precinct.  Select a value from the list and press the Tab key.

Category

pick list is used to specify the Stock Categories that may be used to define a category such as Townhouse Land, Riverfront, High Set, Commercial etc. Select a value from the list and press the Tab key.

Status

pick list is used to manage the sales process. Lot Status’s could be Available for Sale, Reserved, Sold etc. When a sale is processed, this value is automatically changed to the sales status, for that reason you need to have at least 1 stock status for each sales status and they should have the same codes. Select a value and press the Tab key.

Lot Price

is used to record the cost of your lot at a certain point in time. Leave the field blank and press the Tab key.
